TO SELL A HOUSE…
Is it LOCATION, LOCATION, LOCATION, or PRICE, PRICE, PRICE?

Actually it is both.  In these economically difficult days, in order to be able to sell, the house needs to be “well” priced, it has to be in the right location and it also has to be in excellent condition.
Selling your house is a numbers game more than one ways.  In order to get as many people to come and see your property, the PRICE is #1. 
Once you get somebody in your door, the house has to be in great condition, and well presented. Just like women who dress for the occasion, the house needs to be dressed for the sale. Staging is for a house as make-up is for a face.  There are professional stagers who do just that, but a good real estate agent can advise you also. However, just like make up on an old wrinkled face, it won’t solve the problems of leaky facets, roofs and other underlying problems on the house.  You don’t want to renegotiate the price after the inspection, or even worse, lose the deal.  Fix everything you have learned to live with over the years, BEFORE you put the for sale sign up. As the next step, stage it for presentation.
Most of all PRICE IT RIGHT!  You can’t be nostalgic about what you could or should have gotten 5 years ago.  Those $-s have passed with time.
The key is to listen to the professionals on all levels.
